Making A Reservation: To confirm a booking, we require a $350 down payment. This payment can be made by personal check, Master Card/Visa or Discover. Simply fill out the reservation form or call us at 407-493-4748

You may cancel any reservation: If you cancel your reservation more than 45 days prior to arrival, you will receive your deposit of $350 subject to a $100 cancellation fee. If you cancel your reservation 30 days or less prior to your arrival, then your $350 deposit will be forfeited. If you cancel 20 days or less prior to arrival, we reserve the right to charge the full remaining balance due on your reservation.

Security/Damage Deposit: While we do not actually charge a security deposit, a valid credit card is required to be put on file. If any damages occur, you will be notified and are responsible for all damages occurred during your stay by any party member.

Final Payment: Due 60 Days prior to Arrival. If you reserve within that 60 day period, payment in full is due at time of reservation. We accept all major credit cards except AMEX. We will hold a home for 5 days waiting for your personal check to arrive. Due to the high cost of processing a 2% fee will be added to all reservations.

 

Liability: By occupying the vacation home you, as the guest, assume all liability for the property, it's furnishings, pool and equipment, any and all guests. Primevillas Inc., the property owner or property manager shall not be held liable for injuries resulting from use of the rented properties, including but not limited to the swimming pool. Guests are not allowed to let children swim unattended.

CLEANING: You are expected to maintain the home the way you found it. Any home that is left abnormally or exceptionally dirty will be charged additional cleaning fees.

COMPLAINTS: Problems with the property should be directed to the property owner or manager. We provide this information to you and it is also located in the home.

UPON ARRIVAL: When you arrive at your vacation home inspect the premises inside and out and report any damage or anything that appears missing or out of place to the manager.

POOL/SPA HEATING: Pool and spa heaters will heat your pool to 80 to 85 degrees. There are no refunds on pool heat charges unless authorized by the property manager or property owner. Pool heaters do not function optimally during abnormally cold weather, there are no cold weather refunds.

PAYMENT: Your due date is listed on your Rental Confirmation. Please be prepared to pay your balance when we email your invoice. We prefer payments by check or electronic transfer, Credit cards transactions have to incur a 2% processing charge.

LIABILITY: Primevillas Inc. assumes no liability for the occupants, the home itself and/or associated property. Occupants assume all risk and liability and agree to hold Primevillas Inc. harmless. Although we strive to provide the most up to date information about the home, such as number of TV’s , DVD/stereos, game systems and bed sizes and locations, Primevillas Inc. is not responsible for any inaccuracies.

Unavailability of your home: From time to time the home you reserve may become unavailable due to circumstances beyond our control. If this happens the property manager or owner reserves the right to move you to a similar home.

Guests are responsible for consumable items, paper towels, trash bags, toilet paper, soap, etc.

Please follow instructions to put trash bins at the curbside on appropriate days, information is provided at the homes.

When checking out please put away dishes, strip beds, and place linens in laundry room area.

Pick up and discard trash and litter, food and containers.
